Godrej Properties, Lodha Acquire 25+ Land Parcels In FY26, Target ₹1 Lakh Cr Revenue

Godrej Properties and Lodha Developers have acquired over 25 land parcels in FY26, building a housing pipeline worth over ₹1 lakh crore. The expansion is driven by strong demand, especially in premium housing.
The top-ranked real estate companies in India are fast-tracking their growth, and both Godrej Properties Ltd and Lodha Developers Ltd have bought more than 25 land plots in the current fiscal year.
The acquisitions should support residential projects with an aggregate development value of over ₹1 lakh crore.
The aggressive acquisition of land comes at a time when the housing demand, particularly in high-end markets, is very strong in major cities.
What Are The Key Acquisition Details?
During the first nine months of FY26, Lodha Developers made moves in several vital markets, including the Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune, and Bengaluru, by acquiring eleven land plots. These purchases represent a saleable area of 20.6 million square feet, which could potentially generate an estimated ₹58,800 crore in revenue.
In the meantime, Godrej Properties already owns approximately 20 land plots during this fiscal, with the development potential of about ₹42,000 crores. Out of this, 12 deals totalling ₹24,650 crore were added in the first nine months, and six other deals with the potential of ₹17,450 crore were closed in the current quarter.
What Strategy Are Developers Following?
Both companies are increasing the number of their land banks through outright purchase and joint development agreements (JDAs) with the landowners. This plan enables them to expand within a short period and maximise the use of capital.
They are concentrating on the tier-I cities like Mumbai, Delhi-NCR, Pune and Bengaluru and selective expansion into tier-II markets and plotted developments. These areas are seeing increased interest, a result of homebuyers' greater financial flexibility and the availability of more options.
Strong sales bookings support this expansion strategy. Godrej Properties reported pre-sales of ₹24,008 crore during April–December FY26, while Lodha Developers recorded sales of ₹14,640 crore during the same period.
Going forward, Godrej Properties is aiming at ₹32,500 crore bookings in the entire financial year and will probably continue to be the leading listed developer in India in terms of pre-sales. Lodha Developers has set the direction of ₹21,000 crore in bookings backed by a robust launch pipeline and consistent demand.

What Does This Mean For Investors?
For investors, the aggressive pace of land purchases signals strong faith in sustained housing demand, particularly at the upper end of the market. A substantial land portfolio enhances a developer's ability to plan future projects and to take advantage of positive market trends.
At the same time, the ongoing consolidation trend suggests that well-capitalised and execution-focused developers are likely to strengthen their market share. Investors should monitor project rollouts, sales trends and trends in margins to determine the effectiveness of this expansion in terms of growth in earnings in the long term.
