Godrej Properties Q1 2026-27 Results

Godrej Properties posted its highest-ever first-quarter booking value of ₹8,651 crore and maintained its FY27 guidance despite a decline in quarterly profit. The developer expects strong operating cash flow generation and aims to turn free cash flow positive by FY28.

Godrej Properties Q1 2026-27 Results: Mumbai-based real estate developer Godrej Properties Ltd. reported a mixed set of earnings for the June quarter (Q1 FY27) during market hours on Tuesday, August 4. While the company's revenue increased year-on-year, net profit declined 42%. However, it reiterated that it remains on track to meet or exceed its full-year guidance across key operating metrics, including bookings and collections.

Revenue from operations rose 16% year-on-year to ₹506 crore during the June quarter, compared with ₹435 crore in the corresponding period last year.

Net profit declined 42% to ₹350 crore from the year-ago quarter. At the operating level, EBITDA remained in the red, with the company reporting a loss of ₹285 crore compared with a loss of ₹243 crore a year earlier.

Operationally, the company reported its highest-ever first-quarter booking value of ₹8,651 crore, up 22% year-on-year, while collections increased 18% to ₹4,348 crore.

Godrej Properties also added projects with an estimated future booking value of around ₹9,500 crore during the quarter. The company said booking value worth ₹40,000 crore is expected to be recognised in its profit and loss account by FY28 and expects the scale of booking value recognition to double by then.

Looking ahead, the developer expects to generate operating cash flows of more than ₹20,000 crore between the second quarter of FY27 and the fourth quarter of FY28. It also aims to turn free cash flow positive by FY28.

Executive Chairperson Pirojsha Godrej said the company remains on track to achieve booking value of over ₹39,000 crore and collections of ₹24,000 crore during FY27, which are expected to generate around ₹9,000 crore of operating cash flow.

Godrej Properties shares trimmed some of their intraday losses after the results announcement. At around 2 pm, the stock was trading 1.7% lower at ₹2,053.50. Despite Tuesday's decline, the stock has gained around 2% so far this year.
