DLF Q1 FY27 Results: Net Profit At ₹794 Crore, Revenue At ₹1,605 Crore

DLF Q1 FY27 Results: DLF announced Q1 FY27 net profit of ₹794 crore with the consolidated revenue at ₹1,605 crore. While the company enjoys strong operating cash flow and the net cash position has increased, sales bookings were lower.

DLF reported a consolidated revenue of ₹1,605 crore in the June quarter, with net profit at ₹794 crore. Earnings before interest, taxes, depreciation, and amortisation (EBITDA) stood at ₹476 crore, while gross margin was 51%.

The company generated operating cash flow of ₹1,317 crore during the quarter, taking its net cash position to ₹15,200 crore at the end of June.

Sales bookings for the quarter stood at ₹657 crore as some planned launches were pushed back due to pending approvals. The company said customer demand remained healthy and expected these launches to take place once the necessary clearances were received. It reiterated confidence in achieving its medium-term growth plans, backed by a strong brand, deep market presence and an upcoming launch pipeline.

DLF's rental business continued to perform well during the quarter. Its rental portfolio of around 50 million square feet maintained an occupancy level of 95%, supporting steady income from annuity assets. The company said it will continue investing in high-quality commercial and retail developments to strengthen this business.

The company is set to expand its retail portfolio during the current financial year with three new shopping destinations covering around 1.5 million square feet of gross leasable area. DLF Midtown Plaza in New Delhi is already operational, while DLF Summit Plaza in Gurugram and DLF Promenade in Goa are expected to open later this year.

DLF Cyber City Developers Ltd (DCCDL), the group's rental arm, also delivered a healthy performance during the quarter. It reported revenue of ₹1,917 crore, while EBITDA grew 9% year-on-year and net profit increased 21%, supported by stable leasing demand across its commercial portfolio.

The company said its performance during the quarter reflected the strength of its operating platform despite the delay in planned launches. It added that a sizeable land bank, healthy balance sheet, consistent cash generation and a strong pipeline across residential and rental businesses position it well to benefit from the ongoing upcycle in the real estate sector.

The market reaction will be visible when the trading window opens next. At the close of the day on 03 August 2026, DLF’s share price was up by 1.4% to reach ₹668.55 on the National Stock Exchange.
