Man Infra Partners With Godrej Properties For ₹6,000 Crore Marine Lines Project

Man Infra and Godrej Properties partner on a ₹6,000 crore Marine Lines project, with MICL recovering over ₹300 crore investment through revenue sharing.
Man Infraconstruction Limited (MICL) has entered into a collaboration with Godrej Properties Group for the development of a sea-facing residential project in Marine Lines, South Mumbai. The company announced the partnership on 28 September 2026.
MICL was previously the Development Manager for the project. Under the new arrangement, development rights jointly held by MICL and Shreepati Group have been transferred to Godrej Properties.
The project is spread across approximately 2.5 acres in Marine Lines. It offers views of the Arabian Sea and has access to key infrastructure, including the Mumbai Coastal Road, the upcoming Metro network and the Atal Setu corridor.
MICL To Recoup ₹300 Crore Investment
The project has an estimated overall revenue potential of more than ₹6,000 crore. MICL will continue to participate through an agreed revenue-sharing arrangement with Godrej Properties.
The transaction will also allow MICL to recover its existing investment in the project, amounting to more than ₹300 crore. According to the company, the early realisation of cash flows will provide greater financial flexibility to pursue new development opportunities and expand its presence across Mumbai.
Project To Be Jointly Branded
The Marine Lines development will be jointly branded by MICL and Godrej Properties as part of the collaboration.
MICL said the partnership unlocks the project's potential while allowing the company to retain an economic interest through revenue sharing. The company described the transaction as an important milestone for its real estate business.
