Bain Capital sells ₹2,325 crore stake as Embassy REIT expands portfolio

Bain Capital sold a 5.64% stake in Embassy Office Parks REIT for ₹2,325 crore, while the REIT targets acquisitions, expands office capacity and reports strong first-quarter operating performance.

Global investment firm Bain Capital has sold a 5.64% holding in Embassy Office Parks REIT for ₹2,325 crore through open-market transactions.

Bain Capital, through its affiliate APAC Company XXIII Ltd, offloaded 5,34,51,142 units of the Bengaluru-based real estate investment trust (REIT), according to bulk deal data from the National Stock Exchange (NSE). The units were sold at ₹435.01–₹435.05 apiece, putting the total transaction value at ₹2,325.28 crore. The exchange data did not disclose the identities of the buyers.

Embassy Office Parks REIT owns and operates more than 52 million sq ft of office space across Bengaluru, Mumbai, Pune, Delhi-NCR and Chennai.

CEO Amit Shetty recently said the company remains optimistic about office-space demand despite global uncertainties. Foreign companies continue to lease premium commercial properties for Global Capability Centres (GCCs), while demand for managed and flexible workspaces is also supporting the co-working segment.

The company is currently developing 6.2 million sq ft of office space with an estimated investment of ₹3,500 crore. It is also evaluating acquisitions totalling 10–12 million sq ft across India's top five to six cities, including properties from third parties and its sponsor group.

Shetty said the company expects to complete some of these transactions during the current financial year and has sufficient debt capacity to fund acquisitions once deals are finalised.

Embassy Office Parks REIT reported a 17% year-on-year increase in net operating income (NOI) to ₹1,020 crore for the quarter ended June.

Revenue from operations also rose 17% year-on-year to ₹1,241 crore during the first quarter of FY27. The REIT declared a distribution of ₹598 crore, equivalent to ₹6.31 per unit, for the April–June quarter.

Beyond office properties, the portfolio includes five operational business hotels, two hotels under development and a 100 MW solar park supplying renewable power to its tenants.

Embassy Office Parks REIT units declined nearly 3% on Monday to close at ₹440.29 on the NSE.
